Bulago Island - Beach Front Plots For Sale

Lake Victoria Sailing Company is pleased to be able to offer long leases on four east-facing, lake side plots on the main bay, close to the Lodge on Bulago Island in Lake Victoria, East Africa. 

Bulago is just over 500 acres. From tip to tip it is nearly 2 miles long. There are about 6 kms of sandy beaches and about 10km of shoreline altogether, the balance of the shoreline is made up of rocky outcrops and low cliffs. Around the shore the soil is highly fertile and is in places tree covered. The north-east tip of the island contains a small portion of rainforest as does the centre part of the island. The company has a tree-planting programme in place and the increased forest coverage has been an important factor in attracting the high density and variety of bird-life on the island. Parts of the interior of the
island are less fertile and are covered with savannah-like grassland. It is intended that Zebra and some antelope be brought to Bulago where they may exploit the savannah-like environment in the interior of the island.


Lake Victoria, hitherto little known as a holiday destination, provides an alternative to many of the well known but commercialised destinations elsewhere in the world. LVSC believes that Lake Victoria provides an exceptional investment opportunity. With an international airport less than 8 hours from Europe and with little time difference and with a moderate climate that is akin to a perpetual (good!) English summer, Lake Victoria could be seen as being to Europe what the Caribbean is to North America.

Bulago Island is the first island in Lake Victoria to be developed exclusively for leisure use. 30 local and expatriate residents currently own beach front plots as well as London-based financiers and film producers as well as professionals working in the Gulf. A small luxury Lodge has been established on the island and provides a focus for leisure and watersport activities.

In addition there is an exclusive club whose members are drawn from the elite of the local business community.

While owning a complete island no doubt has a certain romantic appeal, beach front plots on Bulago have the attraction of existing infrastructure being in place which will greatly ease the business of creating the perfect beachside property. One acre lakefront plots measure approximately 40 metres by 100 metres, with the 40 metres being lakefront. These plots are available at €60,000 each with an annual service charge of $300. They are east facing, large lakefront, good elevation, brilliant views, equatorial forest for the back garden and a smooth rocky shoreline that is well protected and ideal for mooring or launching boats. They are within very easy reach of the lodge.

This is the first time such plots have been offered outside the region, although 3 small islands near to Bulago have been bought by purchasers from Britain over the last few years. 

The localised weather consists of an offshore/onshore wind system: most days a pleasant wind from the south cools the island. During the evenings and nights the wind reverses and blows from the north. 

Purchasers will receive a fully transferable, 41 year lease. (Under Ugandan law it is impossible for a non-Ugandan citizen to own a freehold title to Mailo land. Mailo land is one of the many categories of land ownership that exist in Uganda. Mailo titles are issued within the Kingdom of Buganda.) It is possible that for an additional, smaller, payment the term may be extended by a further 49 years.

We have undertaken a number of private building contracts and our most recent - a 3 bedroom colonial-style bungalow would provide very comfortable family holiday accommodation. 

Electrical power can be generated either by solar panels, wind generator or a petrol or diesel generator and can be stored in a battery bank and used via an inverter - a system that is running well at the Lodge. Water is pumped from the lake and simply treated by filtration; waste is processed in locally manufactured plastic septic tanks. 

There are no planning restrictions in Uganda outside Kampala so the paperwork involved in building a beach house on Bulago is more or less non-existent. LVSC reserve the right to veto house designs to ensure that house styles and locations "fit-in". LVSC is happy to encourage a catholic range of architectural styles on Bulago.

Building work can be arranged by the company or by independent contractors from Kampala; the price per square metre is approximately US $550 – 750, dependent on complexity, finish and so on.

Despite Bulago's seemingly remote location in the middle of Africa there is a well-developed cellphone infrastructure; currently there are three providers and costs (including international calls) are very reasonable - a call to UK is around £0.50 per minute. In addition broad-band,access is available on Bulago, provided by one of the ISPs based in Kampala.



'Right crowd, no crowding'. In order that Bulago remains a very private island, LVSC policy has been to allow only guests staying overnight at the Lodge and club members onto the island. There are no day trippers on Bulago Island. Although there is no obligation to become a member of the club, to enjoy the facilities of the Lodge, including free mooring in the bay and free use of the airfield, owners may wish to take out membership of the club. The annual subscription for non-Uganda residents is US$200 p.a.. Members are entitled to a 10% discount on accommodation, food and drink at the Lodge. 

Your property can be maintained by a permanent staff member. On average employing a labourer, gardener or domestic servant costs about 3,500 Uganda shillings per day - about £1.10 (it should be noted that even at this level, staff on Bulago are amongst the highest paid in Uganda).
